Assuming the relay is triggered on alarm the no can stay in the bell trigger , but the c (common needs to connect to negative or minus or -ve ) that way when the alarm triggers it will connect the bell trigger to the negative it requires to ring it
Strobe I am not sure , the other outputs are programmable perhaps and you need to look at menus what they can do

What are you arming on home mode ?
There is a way to make it sound like a light weird buzz or silent I think

I assuming you need to fit something in-between the lock and the controller , this way controller has no choice that doors are released ???
Is it flashing starts ? Perhaps you connected battery wrong way round at first ?
I would disconnect battery and the mains , then reconnect mains and battery see what happens

Seems you basically wouldn't buy an alarm altogether as you don't pay?
Local engineer, even if you paid him £200, will service it give you codes and then won't maintain it in future unless you pay whatever he charges for call outs and servicing or do some your self
And that will be cheaper than you installing new
